The office campus is on the north edge of a master plan we did for the entire Miracle Mile commercial district along state route 60. In its current state, Miracle Mile, in the center of the city, is grossly underused at a point in time when the city is casting about for ways to absorb increases in population without undue extensions of infrastructure. In the master plan- which is bounded on the east by Indian River Boulevard, on the south by 20th Street on the west by US Highway 1 and 8th Avenue, and on the north by Royal Palm Boulevard- the city streets have been restored and extended through two existing shopping strips. All the blocks in the district have been completely re-planned and re-zoned. The largest buildings, institutional buildings and large retailers like grocers, are accommodated between 20th and 21st streets. 21st street has been designed as the main retail and restaurant street with more trees, wider sidewalks and slip lanes. The scale of the buildings gradually decreases going north toward the residential streets north of Royal Palm Boulevard. Parks have been evenly distributed north of 21st street in order to maximize their use. The office campus site plan was laid out, in part, to illustrate the ways in which increased densities and coverages might be handled for the entire master plan district.
